Not only does this provide a much-needed approach in the affordable housing arena, but it also allows for much greater stability and profitability. The majority of our properties are homeowner-occupied with very low management intensity. The intention is to continue to replicate this approach throughout our targeted regions. Additionally, we pursue transactions that allow for significant cash flow with an upside potential that can be realized in a cost-effective manner typically within 24 to 36 months. We tend to target communities where increasing occupancy and decreasing expenses will quickly maximize cash flow.
